Full Management Service
The fully managed letting service is designed for landlords who want a professional team to handle the day-to-day running of their rental property. This is particularly well suited to landlords who live away from the property, work full-time, or prefer not to deal directly with maintenance, tenants or compliance matters.
Management Fee
The management commission for UK-based landlords is 10% plus VAT of the rent received each month. For landlords living outside the UK, the fee is 12.5% plus VAT.
This monthly fee covers the ongoing running of the tenancy, including rent collection, monthly statements, routine inspections, maintenance coordination and access to a 24-hour, seven-day emergency repair service.

Tenancy Set-Up Fee
A fee of £150.00, including VAT, applies to each changeover of tenancy. This fee applies to fully managed properties only and does not apply to the initial set-up of a tenancy for first-time clients.
Tenant Find Service
The tenant-find service is for landlords who are confident managing their own property once a tenant is in place and want Henwick Properties to handle the marketing and introduction stages only.
The tenant finder’s fee is £720.00, including VAT. This is a one-off charge and covers all marketing, advertising, viewings, tenant referencing, credit checks, right-to-rent checks, the property inventory, preparation of the tenancy agreement, registration with the tenancy deposit scheme, and tenant check-in.
Once the tenancy begins, responsibility for rent collection, maintenance and day-to-day communication passes to the landlord. This arrangement does not include the monthly management service or the emergency repair line.
